Premium Nordhafen Living & Office in central Berlin

After the warmly-received roll-out of JTRE’s inaugural award-winning London projects, the ambitious company continues to strengthen its position as an international developer. As such, Nordhafen is taking shape in the attractive Europacity Living & Office district – the first project pioneered by JTRE’s newly established German branch.
“Europacity in the central Berlin-Mitte district is a large-scale development in an attractive location between the main train station and historic Nordhafen harbour, near the government area. The long-disused former industrial area is being imaginatively transformed into an exciting new green urban district for 16,500 residents. Covering 40 hectares and including all key services and functions, this project is of great importance for Berlin as a whole,” says Lukáš Sásik, JTRE’s director of international operations. He adds that this project also supports and promotes JTRE’s strategy to create coherent, vibrant urban districts in prime locations near waterfronts.
The project design by renowned gmp Architekten includes a 33,000 sqm multifunctional block that will provide housing, work and services. There will be 150 residences for long-term rental, another third will be administration, and the remaining areas are earmarked for retail and gastronomy.
The office’s tenants can look forward to these welcoming facilities: green inner block with relaxation area, 300+ bicycle racks with complete facilities, underground parking with e-car chargers, and a spacious roof terrace. The layout facilities two separate entrance lobbies to the building. The project has already received LEED Platinum pre-certification, and is applying for the top WELL certificate, as well as WiredScore and SmartScore.
“We’re delighted to deliver such an inspiring project to one of Berlin’s vibrant up-and-coming locations. After redesigning the original concept as Nordhafen – Living & Office, the building will have 150 rental apartments. We aim to consistently create projects with appealing architecture to enrich the locality and bring numerous lifestyle options for residents and tenants,” concludes Lukáš.
The reinforced concrete skeleton is scheduled for completion in 2026, with construction penned for finalisation in March 2027.
Europacity includes four functionally diverse components. In addition to housing, offices, a hotel and a kids’ daycare centre, it will also deliver restaurants, retail and services to the lively parterre area to embrace the typical Kiez Berlin neighbourhood social spirit. The project is within walking distance of iconic attractions such as the Brandenburg Gate, Unter day Linden, Tiergarten park, Museum Island, and the Berlin Dome.
